Summary:

Under the authority of the Facility Manager, the Building Maintenance Coordinator performs diverse manual tasks concerning building maintenance and operations. The incumbent will interact with the client and will use his expertise to recommend solutions to our customer. Approximately 33% of the job consists of coordinating subcontractors, 33% of the job are administrative duties associated to the CMMS. The other tasks are basic building maintenance and minor repairs.

The Building Maintenance Technician and Coordinator will need to work in several health care facilities in Sudbury and will need to travel between them.

Responsibilities:

·  Maintain the facilities to provide comfort and security to all occupants;
·  Complete scheduled Preventive and Corrective Maintenance tasks within agreed upon Service Level Agreement (SLA);
·  Carry out daily inspections in the facilities;
·  Ensure all building equipment and systems are operated in a safe manner and are in compliance with all applicable codes and regulations;
·  Receive and process service requests from client’s personnel, record in CMMS and take appropriate actions;
·  Support in small projects and minor repairs, such as patching and painting, tiling, flooring, door hardware, minor plumbing and electrical repairs, (non-energized), carpentry and furniture moves;
·  Respond to minor janitorial requirements as well as maintaining of the work areas and technical rooms;
·  Operate the building operation systems and ensure it is working properly and informs his immediate supervisor when problem occurs; 
·  Coordinate and oversee service contractors to ensure quality and completeness of assigned work;
·  Ensure the documentation of work orders in the CMMS;
·  Determine and manage stock levels and inventories;
·  Obtain and compare pricing for external services and get the approvals as necessary;
·  Follows all company safety and security procédures;
·  Completes other tasks required by the immediate supervisor.

Requirements:
·  High School diploma with equivalent combination of training and education;
·  A minimum of 3 years related building maintenance experience;
·  2 years of experience in a similar environment (health facility or commercial buildings);
·  Experience in coordinating sub-contractors;
·  Be familiar with all aspects of the building operations including but not limited to building envelope, HVAC, mechanical, plumbing, life safety, operating systems and equipment;
·  Experience in reading budgets;
·  Able to operate a building automation system (BAS);
·  Familiar with MS Office Suite;
·  Able to use hand held portable devices to process work orders within computerized maintenance management system (CMMS);
·  Able to move and lift loads. The candidate needs to satisfy the physical activities of the job;
·  Use hand and power tools and other equipment, as necessary, to complete assignments;
·  Ability to pass all background checks and security screenings;
·  Valid Driver’s License and access to a vehicle;
·  Available for emergency response as required.
